Founder & director

Fourteen years ago, Kim Steel purchased her first holiday rental in Red Hill, stepping into the world of short-term rentals. To say she’s passionate about creating exceptional stays is an understatement. It’s more of an obsession.

With 20+ years as a property investor and as the owner of three large holiday homes on the Mornington Peninsula, Kim knows exactly how to run a successful short-term rental— keeping guests returning and owners thriving.

Kim doesn’t just talk the talk—she walks the walk. She’s personally navigated the challenges of the industry, refining every aspect of holiday rental management to deliver flawless guest experiences and maximised owner profits.

Her expertise led to the creation of a proven financial formula—one that, when followed, generates returns of 20% or more. Her own properties see 20-25% annually, and now, through Property Mums, she helps owners achieve the same success.

Every booking makes a difference

We donate $10 from each administration fee to charities supporting mums and families in need. We also sponsor charity events and create business opportunities for mums looking to build careers in short-term rentals.

We’re committed to doing more. Soon, we’ll launch a paid internship program to help mums re-enter the workforce with valuable skills. We also support Salt Bush Balnarring, providing restorative holidays for families escaping hardship. With Property Mums, your stay helps others find a fresh start.

  Absolutely loved Feel the Bay Breeze 1 in Rye. Walking distance to the beach. Close to everything. Amazing property and Beautifully styled by property mums and very clean. The sheets and towels were spotless :) And so was the house. Second time staying at a property mums property and both times have been wonderful. Looking forward to our next stay. Elisha
